Spacious area with a view of Badalyk up for lease in Solontsy-2: Over 100 hectares offered for construction of multi-story buildings
In Krásnoyarsk today, on May 5, an auction is happening for the right to negotiate a comprehensive development deal on a colossal piece of land in the Central district, on the northern outskirts of the city. Five plots, currently vacant land adjacent to the Badalyk cemetery, are currently up for grabs.
The lot is listed on the government's public auction site. Investors are offered the chance to sign a comprehensive development contract for the undeveloped land, which is bounded by the North Highway to the south, Ulytsa Utrishnaya to the west, and the municipal border of the city district of Krásnoyarsk to the north.
The total area zoned for construction amounts to 2,800,000 sq. m, or close to 283 hectares.
The decision to hold the auction was made by the regional government back in 2023, with the necessary decree from the Ministry of Construction and Utilities being signed earlier this spring.
According to the project agreement, residential development on the northern outskirts should not exceed more than 2,000,000 sq. m. The development will be phased. The population will be provided with all necessary social facilities in accordance with urban planning guidelines. Architectural solutions must be approved by local authorities, and all necessary infrastructure improvements must be completed.
If kindergartens and medical facilities are built in integrated or attached buildings, the developer will be required to construct them at their own expense and then transfer them to municipal ownership. Furthermore, in such buildings, companies will be required to construct and donate without charge to the ownership of the Krasnoyarsk Krai a minimum of 800 sq. m for a social service center and a center for social support for families and children.
The opening bid for the auction is 202 million rubles. Bids were accepted throughout April, with the auction scheduled for today, May 5.
According to the decree of the Ministry of Construction, the contract will be signed for 30 years, so the fields on the outskirts will take some time to be fully developed.
We should note that today in this district lies the Yasnoye residential complex. In the plans – construction through this vacant lot of a new road from the flyover over the North Highway from ulitsa Aviatorov to Solnetsnaya. The auction for 1,900,000,000 rubles was announced for the second time.
The new roadway is expected to be completed by November 30, 2027.
Already, roads have been plotted in the future district, and even tentative names have been given to upcoming streets. For example, this year construction is expected to begin on "Road No.38a" (ulitsa Razdelitelnaya), which will lead to the upcoming broad "Road No.45" (ulitsa Ukhodnaya).
