Amidst these negotiations, Economy Senator Franziska Giffey (SPD) has attempted to keep the corridor for negotiations open by extending the Galeria lease until August. However, Commerz Real has responded with a rent demand of 4 million euros from Galeria, a demand that has been met with resistance.
If the Galeria department store fails to secure an extended lease, it may have to negotiate employment contract dissolutions for its staff. On the other hand, Commerz Real is demanding an amount between 700 million and 1.2 billion euros for a leasehold or purchase option at Alex.
The development of this property, costing over a billion euros, may be unprofitable without the library as an anchor tenant. As such, the Senate may face the possibility of an empty hand in the negotiations, as the investor's plan could be unprofitable without the ZLB.
