Ballymore Transforms Edgware Town Centre with £1.7 Billion Investment

Ballymore, a leading property developer, has secured planning permission for a significant residential housing scheme in London's Edgware Town Centre. The project, worth an estimated £1.7 billion (€2 billion), aims to transform the area into a more vibrant, inclusive, and welcoming place.

The vision includes the construction of 3,365 new homes, with at least 1,150 being affordable homes (approximately 35%). 463 student accommodation units will also be part of the scheme. This development is expected to create over 1,400 full-time jobs and generate around £80 million in Gross Value Added (GVA) for the local economy.

Commercial and leisure space will more than double, expanding to approximately 460,000 sq ft. This expansion will include new shops, cafés, restaurants, and a new cinema. The plan also incorporates 11.9 acres of new green and open space, including opening access to the Deans Brook Nature Park, which was previously inaccessible for nearly 100 years.

Additional facilities include a new transport interchange with improved London Underground connections, plus 22,000 sq ft reserved for health and wellbeing services such as a new library and health clinic. Significant educational contributions are also part of the plan.

The development will prioritize pedestrians and cyclists with new walking routes and safer street layouts. Ballymore plans to relocate the existing bus garage underground beneath the housing, with stringent safety conditions to address concerns about electric bus battery fire risks.

The redevelopment of Edgware Town Centre is a joint venture between Ballymore and Places for London. Ballymore has acquired approximately 13 acres of land at Naas Racecourse for development, with the next review by the Greater London Authority and Mayor of London scheduled.
