Proposed renovation plans aim to revitalize an unsightly property area
In the picturesque county of Gloucestershire, Whitecroft Properties Limited has proposed a significant redevelopment project. The plan is to transform a factory site off New Road in Whitecroft, a location that has been vacant for several years since Whitecroft Essentials relocated.
The proposed redevelopment, if approved, would see the construction of 66 new homes on the site. However, the project has not been without controversy. Concerns about ground contamination and sustainability have been raised, with Cllr Richard Boyles, a former Forest of Dean Police Inspector, expressing his apprehensions. Cllr Boyles has urged the Forest of Dean District Council to exercise caution when making the site safe for families to live on, citing potential 'very nasty chemicals' that could pose a problem for future residents.
These concerns stem from the fact that the redevelopment site, in its previous life, contained harmful substances. In light of the tragic case of Awaab Ishak, local authorities across the UK have pledged to ensure new homes are sustainable by using more environmentally friendly materials.
The planning application for this redevelopment was initially due in April but has been delayed. One of the reasons for the delay is queries regarding highways. Other councillors have expressed concerns that further developing industrial sites for housing could worsen commuting issues for residents.
Despite these concerns, the factory site, currently occupied by large, rundown industrial buildings that are not fit for modern businesses, is considered an eyesore that detracts from the local area. If approved, the redevelopment could provide public open space, a play area, and footpaths, offering a much-needed boost to the community.
At the council meeting, both supporters and opponents of the new development presented their arguments. The majority voted in favor of granting delegated approval, subject to a road safety audit and other checks being completed. It is worth noting that the applicant for the redevelopment also owns Vantage Point, another business location.
Forest of Dean District Council has recommended approval for the redevelopment, highlighting the potential benefits it could bring to the community. However, the final decision rests with the council, and it remains to be seen whether the concerns about ground contamination and sustainability will be addressed sufficiently to ensure the safety and well-being of future residents.
