Lawsuit Filed Against Ohtani over $240 Million High-End Real Estate Project in Hawaii
In an unexpected turn of events, Shohei Ohtani, star player for the Los Angeles Dodgers, and his agent Nez Balelo have found themselves embroiled in a legal dispute. The lawsuit, filed in Hawaii's Circuit Court, accuses Ohtani and Balelo of tortious interference with contractual and business relations, as well as unjust enrichment.
The controversy centres around a $240 million luxury housing project on Hawaii's Big Island, where Ohtani was reportedly the first resident of The Vista at Mauna Kea Resort's luxury complex within Hapuna Estates. The project, which includes homes averaging $17.3 million each, was the brainchild of real estate developer Kevin Hayes Sr. and real estate agent Tomoko Matsumoto of Hapuna Realty.
The lawsuit alleges that Balelo demanded increasing concessions from Hayes and Matsumoto and pressured Kingsbarn Realty Capital, a business partner, to terminate their involvement. Kingsbarn allegedly complied, citing the terminations as a move to appease Balelo, who threatened litigation otherwise.
The plaintiffs claim they were given no warning and no opportunity to properly respond to their wrongful and pretextual termination. A coordinated ambush took place last month when Kingsbarn allegedly informed Hayes and Matsumoto that they were out of the project during a Zoom call.
Kingsbarn's spokesperson has since called the allegations against Ohtani and Balelo "completely frivolous" and "without merit." However, the plaintiffs contend that their contractual rights were "trampled" by Ohtani and Balelo through alleged use of "strong-arm tactics," threats, and baseless legal claims.
Ohtani was brought into the deal for his fame and "branding value," but the plaintiffs claim Balelo exploited this to try to extract concessions and destabilize their role in the project. Ohtani's house, estimated at roughly 5,000 square feet with ocean views, is situated on a 1.1-acre lot that overlooks the eighth hole of a golf course.
Other lots in the complex are priced around $4.9 million and up, making it a desirable location for the rich and famous. It's uncertain at this time whether Ohtani was aware of the alleged misdeeds or whether he may have been misled by his agent.
Ohtani is currently having a stellar season for the Dodgers, leading in OPS (1.013) and runs (112), and tied for first in home runs (42) in the National League. Despite the legal troubles, Ohtani's on-field performance continues to impress.
The baseball antitrust exemption, which covers more than Major League Baseball, may potentially play a role in the outcome of this case. The lawsuit is currently making its way through the legal process, with no newer updates beyond mid-August 2025 having been reported.
Representatives for Balelo's agency, CAA Baseball, have declined to comment publicly on the lawsuit.
