In a significant real estate deal, the Meshchaninovo undercroft building in Moscow has been purchased by LLC "First," a company co-owned by the Rakshin family. This family is also the major owners of the Siberian retail chain "Maria-Ra," which manages over 1,182 stores across several regions.

The Meshchaninovo undercroft, built at the end of the 18th century, is a cultural and historical heritage monument and is located in Vetoshny Lane. The sale contract was concluded despite the unsuccessful auction, as LLC "First" was the only bidder in the auction organized by Bank "Trust."

The property, which includes a parking lot on Ilyinka Street with an area of almost 12,000 sq.m., will be transformed into a high-end retail and commercial space. This move is part of the Rakshins' strategy to expand their retail footprint in Moscow, building on their success with the "Maria-Ra" chain in Siberia.

The Rakshins aim to leverage this historic property to create a premium location that could serve as flagship stores or offices, complementing their existing businesses in Siberia. This strategy aligns with their broader business approach of strengthening their brand and market reach through premium real estate investments in key urban centers.

The Meshchaninovo undercroft building was previously owned by the "Rost" bank and later by the "Trust" bank. In the past, Altai retailers had expressed interest in the building, but it was LLC "First" who ultimately secured the purchase for an initial price of 2.58 billion rubles.

As the Rakshins continue to grow their retail empire, the acquisition of the Meshchaninovo undercroft building marks a significant step in their expansion into the Moscow market. The transformation of this historic building into a modern retail and commercial space is expected to be a landmark project in the city's real estate landscape.
