Development at St Edmunds Gate in Bury St Edmunds Progressing Well
The development at St Edmunds Gate, a joint venture between Denbury Homes and Hopkins Homes, is moving forward with active marketing and sales activities. Tom Pike, Director of Planning at Lanpro, has confirmed that the secured detailed approval for the first part of this sustainable community will help Denbury Homes realize their growth aspirations while combatting the housing crisis. The first phase of new homes will consist of 174 homes, with 52 of them being affordable housing.
The development is divided by the River Lark into the northern and southern neighbourhoods, with Denbury Homes in control of the former and Hopkins Homes the latter. The scheme includes the work of various professionals such as landscaping, urban design, and engineering, in collaboration with IDP Landscaping Ltd, David Wytchard Urban Design, and Ingent.
Denbury Homes continues to promote the homes, including upcoming sales events like a "First-Time Buyer Weekend" scheduled for August 16-17, 2025. A show home is currently available to view, indicating that the development is in an advanced stage of marketing and possibly construction.
Hopkins Homes' latest public updates focus on other projects, suggesting that they may be involved but the primary marketing push for St Edmunds Gate is currently led by Denbury Homes. The outline planning permission granted in March 2020 allows for up to 1,250 dwellings, a local centre, land for a primary school, bridge over the River Lark, and associated works. The development is expected to be completed in early 2025 and will feature spacious, broad, tree-lined streets, public open spaces, and a play area.
