Future Development: Office Spaces and Cafeteria in "Beerbrush" on Schloßstraße from 2024

The iconic 'Beer Brush' building on Steglitz Schlossstraße is set to undergo a significant transformation, with renovations scheduled to begin in 2023 and completion expected by 2024. The property, which has been under heritage protection since 2017, will see a new lease of life under the ownership of real estate company ImmoMa, who acquired the building in September 2021.

The renovation aims to breathe new life into the distinctive structure, while avoiding the fate of becoming another 'Überlin' news project on Schlossstraße. ImmoMa plans to create office space, gastronomy, and event spaces within the building, with a focus on revitalizing the gastronomy sector.

The 'Beer Brush', constructed between 1972 and 1976, is a remnant of the 'Pop Art' movement in 1970s architecture and is also sometimes classified as 'Brutalist' style. Integrated into the Joachim-Tiburtius Bridge, which spans the Schlossstraße at Franz-Amrehn-Platz in the form of a highway, the building has been a landmark in the area for decades.

Despite its heritage status, the original red facade of the 'Beer Brush' will not be restored. Instead, it may turn green, subject to monument protection. A compromise has been found between ImmoMa and the district of Steglitz-Zehlendorf, allowing for part of the 'Beer Brush' to be made accessible to the public.

The core renovation will include three office floors and one floor for gastronomic use. A glassed-in terrace with a bar could be created on the roof. The building will also see improvements in fire safety, with a maximum of 320 people able to be in the building at the same time, compared to the past capacity of up to 800 people.

Interim uses and individual events are already happening in the 'Beer Brush' before the renovation starts. Christmas parties, company presentations, or art actions are possible in the building. A bar, new sanitary facilities, and necessary fire protection have already been installed on some floors of the 'Beer Brush'.

There are already interested parties for the office spaces in the 'Beer Brush'. The condominium owners' community of the building 'Bierpinsel' in Steglitz-Zehlendorf was acquired by the Immoma Group in 2021, but the plot of land on which the 'Beer Brush' stands still belongs to the district of Steglitz-Zehlendorf, with ImmoMa owning the building.
