Business-class buildings under construction in Sochi see square meter prices nearly hit the 500,000 mark.

In the bustling city of Sochi amidst April 2025, commercial-grade properties in lavish, new developments have reached the eye-watering sum of nearly 500,000 rubles per square meter. That's right, a prized "square" in this high-end segment now fetches an average of 498,000.

Lately, the business-class period consumers have already surpassed the mentioned price tag. In fact, back in March, the average cost per square meter was even higher at 513,000 rubles.

Rewind to the first few months of 2025, and you'd find that the cost per square meter in these business-class new builds has seen a considerable increase of nearly 6% or 27,000 rubles. The starting point for the year was much more modest, with the average square in Sochi's business-class market hovering around 470,900 rubles.

Reflecting on the period from April 2024 to April 2025, it's clear that the average price per square meter in these top-tier new builds has increased substantially – by a whopping 23.5%, or roughly 94,800 rubles.

Real estate expert Kirill Flutkov's data reveals that the cost of a square meter in business-class new builds in Sochi surpassed 500,000 rubles for the first time ever in March 2025, and breached the 400,000 ruble mark as early as January 2022.

Regarding real estate trends in Sochi, it's essential to consider the impact of regional and global events. For instance, businesses have witnessed increased demand following international sanctions and travel restrictions, making domestic real estate offerings more popular for those seeking alternative vacation homes, investment properties, or relocation. This influx of demand, combined with limited supply, has contributed to the area's burgeoning property prices.

In light of the influx of demand for domestic real estate due to international sanctions and travel restrictions, there's been an increase in investing in commercial properties in Sochi's high-end segment. Recently, the average cost per square meter for business-class commercial real estate reached a record-breaking 513,000 rubles in March 2025, surpassing the earlier-recorded 500,000 rubles per square meter.
